When should I appoint a conveyancing lawyer?
Before you exercise the Option to Purchase, and ideally before you sign one. People frequently appoint a solicitor afterwards, by which point the terms are fixed and there is little left to advise on.
What does conveyancing cost?
It is quoted per transaction, against the price and the type of property, plus disbursements such as search and registration fees. We do not publish a single figure because it would be wrong in both directions. Send us the details and you will have a fixed quote in writing before anything begins.
How long does a transaction take?
A residential purchase is commonly 8 to 12 weeks from exercise of the Option to completion. Refinancing is usually 6 to 10 weeks, driven by the notice your existing lender requires. Commercial matters vary far more.
If you have a date you have to hit, say so at the outset and we will tell you honestly whether it is achievable.
Can I use my own lawyer for an HDB flat?
Yes. You are not obliged to use HDB's solicitors, and where there is a bank loan or anything unusual about the ownership it is generally worth appointing your own.
Do you act for banks as well as buyers?
Yes. We advise both lenders and borrowers on property financing and refinancing, which means the security documents and the conditions attached to them are familiar territory.
