How Conveyancing Works in Singapore
Most of the anxiety in a property transaction comes from not knowing what happens next or who is holding it up. Here is the sequence.

Tell us about the transaction
The property, the price, whether you are buying or selling, and any date you have to hit. That is enough for us to quote and to tell you whether the timeline is realistic.

A fixed quote, in writing
Our fee and the disbursements, before any work starts. Conveyancing is quoted per transaction rather than from a published rate, because the price and the property type both move it.
- 03
The documents, before you are committed
The Option to Purchase or the sale contract reviewed while there is still room to advise. This is the stage people most often skip and most often regret skipping.
- 04
Searches, stamp duty and the bank
Title and requisitions, the stamp duty figure and its deadline, and the lender's own requirements. Most of the elapsed time in a transaction sits here, and most of it is waiting on other people.
- 05
Completion
Funds move, any existing loan is redeemed, keys change hands, and the transfer is registered. You hear from us on the day rather than a fortnight later.
The most important thing to get right
Take advice before you exercise the Option to Purchase, not after. Once exercised you are committed, and the deposit is generally at risk if you cannot complete. It is the single point in a transaction where a solicitor is worth most, and the one most often reached without one.
